Over the years, Murcia has remained somewhat out of the mainstream of investor interest. Without high-profile promotional campaigns and without the ambition to compete with the most besieged regions of Spain. She was known, valued and chosen mainly by the Spaniards themselves.

In recent years, Murcia has increasingly marked its presence on the investment map of the country. Not because it has become fashionable, but because it has maintained an authenticity that many more famous locations are already beginning to lack. It is this balance between quality of life and solid investment foundations that makes the region increasingly attractive today.

Location and nature of the region

Murcia is located in the southeastern part of the Iberian Peninsula, between Andalusia, Castilla-La Mancha and the Valencian Community. It covers an area of about 11,317 km² and has a coastline of nearly 170 km. It is a region small on the scale of Spain, but extremely diverse, both in terms of landscape and the nature of the individual places.

The history of Murcia dates back to Roman times. For centuries, the region was influenced by the Caliphate of Cordoba and Al-Andalus, only to become part of Christian Spain in the 13th century. These multi-layered influences are still visible today in architecture, culture and the daily rhythm of life.

Costa Calida. A warm coast without excess

The coast of Murcia is called Costa Cálida, which means “warm coast”. This term is not a marketing promise, but an accurate description of reality.

The region offers bright sandy beaches, small ports with local character, wild bays with crystal clear water, rocky stretches of coastline and steep cliffs. Many areas are under nature protection, thanks to which the landscape has preserved its naturalness, and the local flora and fauna still have their place here.

The Costa Cálida does not overwhelm with intensity. Rather, it invites you to slow down and experience the space more carefully, something that for many people considering buying property in Spain today is crucial.

Microclimate that really affects the quality of life

One of Murcia's greatest assets is its unique microclimate. Mountain ranges in the northern part of the province of Alicante shield the region from cool air and limit rainfall, creating stable and mild weather conditions.

According to the World Health Organization, Murcia is recognized as one of the regions with the healthiest climate in Europe. On average, there are about 325 sunny days a year, and the water temperature in the Mediterranean is about 5 degrees higher than in other parts of the Mediterranean.

It is this climate that makes Costa Cálida a lively region all year round and not just a seasonal holiday destination. This has a direct impact on the rental market.

A space for the active and for those who value peace

Murcia offers a wide range of opportunities to spend time without imposing a single lifestyle. The coast and the Mar Menor attract lovers of water sports, sailing, canoeing and swimming. Inland, the landscape is conducive to relaxation, contact with nature and outdoor activities.

The region offers ideal areas for hiking, horseback riding, climbing or exploring caves. Cyclists appreciate long, well-maintained country roads, and walkers appreciate coastal promenades and paths.

Murcia is also appreciated among golf lovers. Renowned courses such as La Manga Club or El Valle Golf Resort are available here, as well as many other high-end facilities spread throughout the province.

“Garden of Europe” and local cuisine

Murcia is sometimes called the “Garden of Europe”. This term is due to the fertile soils and centuries-old agricultural traditions of the region. From here come some of the best fruits and vegetables in Spain, exported to the entire continent.

The city of Murcia is famous for its huerta, which is a system of gardens and cultivated fields, whose origins date back to Moorish times. To this day, they are the backdrop for local fairs and restaurants, shaping cuisine based on seasonality and simplicity.

Seafood from the Mar Menor and the Mediterranean, meat from mountain farms and local vegetables make the cuisine expressive and authentic.

Regional specialties include, but are not limited to:

  • Alcachofas de la Abuela, or artichokes cooked in a rich beef broth
  • Pisto Murciano, creamy dish of onion, tomato, pepper and eggplant
  • Cuerno, croissants with meringue
  • Paparajotes, fried in breading lemon leaves

Cities and cultural heritage

Murcia is a region where history functions in everyday life. In Murcia itself, the Moorish style is adjacent to Gothic, Renaissance and Baroque architecture, creating a coherent, multi-layered whole.

Cartagena is home to the impressive Roman Theater and the Roman Forum, one of the largest Roman archaeological sites in Spain.

Lorca, known as the Baroque city, was home to a large Jewish community in the 15th century. It is here that the Jewish Quarter is located and the only historic synagogue in Spain that has not been built.

Ruins, archaeological sites and prehistoric rock paintings are scattered throughout the province, reminding of the long and multi-threaded history of the region.

Natural spas and the Mar Menor

One of the most unique elements of Murcia are the natural thermal springs such as the Balneario de Archena, already known in Roman times, and the salt plains of San Pedro del Pinatar.

The Mar Menor is the largest saltwater lagoon in Europe. It covers an area of about 170 km² and reaches a maximum depth of about 7 meters. Surrounded by miles of beaches, it has attracted those seeking warm water, high salinity and natural healing properties for years.

Mineral-rich clays create characteristic muds used for both health and care purposes.

Infrastructure, security and development

Murcia surprises with the level of modern infrastructure. The region has a network of motorways, rail links and the Región de Murcia International Airport, located about 25 km from the city centre.

The economy of the region is based on agriculture, tourism and an increasingly strong technological sector. In recent years, there has been an increase in foreign investment, supported by regional activities.

Murcia is also considered one of the safest regions of Spain. The small scale of cities, the presence of universities and less tourist traffic favor a high comfort of life.

Real Estate Market and Investment Context

The real estate market in Murcia remains in a phase of marked growth. In May 2025, the number of home sales transactions in the region increased by 57.2% compared to the same month of the previous year. This figure is significantly higher than the national average, which in the same period was 39.66%. Data published by the Spanish National Institute of Statistics confirm that Murcia is at the very top of the most dynamic housing markets in Spain.

In the sales structure, 533 transactions involved newly built properties, while 1889 involved the secondary market. Such a distribution confirms both the growing interest in new development investments and the continued demand for proven locations.

The combination of growing demand, relatively affordable real estate prices in Spain and stable interest from foreign buyers makes Murcia stand out as a region offering real potential for permanent rental income, both for seasonal and long-term investors.

summary

Murcia is not a region that imposes itself with its presence. It requires attention, time and openness. Only then does it reveal its true value.

It is a place where lifestyle, history, nature and development potential form a coherent whole. Without haste, without exaggeration and with space for informed investment decisions.

If you are considering an investment in Murcia and want to understand this market from a practical side and not just data, at Samaya Estates we help you go through the whole process calmly, consciously and based on local experience.
